Home staging is a basic real estate technique to make your home more appealing to buyers and potential customers. Proper home staging is very important in the successful sale of a home. While proper home staging can mean a quick sale, making a mistake can cost you both time and money.  Here are the four deadly sins of home staging:

1. Purchasing additional high end appliances. Doing this may create a more luxurious atmosphere for the house that you’re selling, but this actually isn’t an effective method of home-staging. Make sure that you aren’t trying to compensate for visual defects by installing more expensive appliances, as this is a pitfall for some homeowners.
2. New Window Models. Windows are one of the most expensive objects to replace, and yet they are less likely to increase the value of any home. Steer clear of replacing your old windows. Not only is it not cost effective, but it is not an outstanding improvement which draws buyer’s interest.
3. Expensive swimming pool installations. Having a swimming pool is definitely a selling point, but it is not a feature to be installed for the sole purpose of upping resale value. Homeowners are looking for practicality more than anything, and they may even look at a swimming pool as an added expense rather than a benefit.
4. Hand-painted tiles. These look impressive in bath rooms and even kitchens, but having this doesn’t always suit the taste of your general customers and may reflect your own personal preferences. It would be more advantageous to settle with some classic or standard choices that could bring you greater returns.
