Location, location, location! You’ve probably heard this before as it pertains to business locations, but it is equally important when it comes to buying real estate. Location is an important factor not only when you’re buying and considering lifestyle and convenience, but also when you’re selling, as it either expands or shrinks your pool of potential buyers.

Here are a few reasons why location is so important in real estate:

  • School districts. When you have kids, having a home near their desired school is important. If your children attend public schools, the schools they have access to depends on which districts they live in. When it comes to private schools, proximity is important when it comes to taking and picking your kids up from school.
  • Overall value of your home. A house away from all conveniences will likely bring a lower price when it comes time to sell. Proximity to conveniences like supermarkets, schools, parks, and shopping creates an easier lifestyle for people, and that is a big selling point when buyers are looking at houses.
  • Neighbors. Good neighbors can have a huge impact on your daily lifestyle. You want to be surround by people with hospitality, friendship, support, and care when you need help. Bad neighbors can create everyday stress, especially if they do not maintain their homes, are loud and disruptive, or are aggressive in some way.
  • Safety. Check the crime rates in an area before you purchase there. How common is theft. How close are you to police and fire stations? Does your house have multiple ways you can exit in case there is an intruder or a fire breaks out?
  • Travel and commutes. If you use public transportation, you need to be close to the bus/metro stops or have easy access to taxis. If you have a daily commute, you are likely going to want to live closer to your work or at least have easy access to highways.
  • Climate. If you are considering different states and geographic areas, be realistic about what type of weather you like. Do you prefer hot weather? Do you prefer the mountains and colder winters? Do you prefer a location that experiences all four seasons? Be honest about what you like because that will have a constant affect on your daily life.
